For two years, we tracked every billable visit at 480 Dubai villas. The result reframed how we now recommend customers think about maintenance spend.
The data
Of 480 villas, 220 were on an AMC and 260 were on pay-as-you-go. Average annual maintenance spend was AED 5,180 for AMC holders and AED 6,940 for PAYG — a 25.4% difference, which is bigger than the headline AMC price.
Why the gap?
- Preventive maintenance catches AC issues before they become AED 2,000 compressor jobs
- Emergency call-outs cost ~2× what an AMC visit costs
- AMC holders are statistically less likely to delay small repairs
The break-even
For a 3BR villa, four AC visits at the public rate card cost AED 600. The Basic AMC is AED 2,800 base. So once you add one plumbing emergency (AED 350) and one electrical (AED 380) and a deep clean (AED 950), you have already matched the AMC price — without including the priority response or the 12-month warranty.
